As of Q1 2025, the average rental rate for medical office buildings (MOBs) in Atlanta is around $26.24 per square foot, marking a 3.4% year-over-year increase. Over 150,000 square feet of space was absorbed in the first quarter alone, marking the fifth consecutive quarter of positive net absorption. In Lawrenceville, Alliance Consolidated Group purchased a clinic operated by Gwinnett Pediatric Partners in 2021 as part of a similar arrangement. More recently, in September 2023, Crown MedRealty Partners acquired a behavioral health facility in Covington from the Atlanta Autism Center, structured as a long-term leaseback. These deals highlight a cross-section of specialties—from ophthalmology to pediatrics to behavioral health—demonstrating that the strategy is being embraced by a wide range of practices.
There are several driving forces behind this movement. Succession planning is a major one. Many senior physicians are nearing retirement and find it more efficient to sell their real estate holdings rather than pass them on, particularly as younger doctors increasingly prefer employment over ownership. Nationally, the percentage of physicians under 45 who own their practices has dropped from 44.3% in 2012 to just 31.7% in 2022.
